+ Clean, new, conveniently near public parking and several good restaurants. The ambiance in the suites is mainly Ikea, not much decoration but plenty of comfort and efficiency. Brief interaction with management was useful and cordial. Next time in Urbino I will know where to stay for sure!
− Remembering to leave the minimal tourist tax in cash, on the table before leaving was a bit of a pain. Why can't it just be added to the bill and paid by debit/credit card? We had the same problem in Ravenna, so I assume there is some government regulation involved. Not a big deal but it delayed our departure as we looked for loose change...

+ We were greeted by the most helpful and lovely host Imicha ( not sure about the name spelling) who helped us to find the parking and gave us all the information we needed.
− The only downside was the building was a little noisy, we could hear neighbours brushing their teeth. But earplugs sorted that

+ Situated just inside the gate that is very close to the lift from the bus station which is very handy as it is a downhill walk with luggage. This does mean it is an uphill walk from the town square but all of the town is up and down hills and you are unlikely to be visiting Urbino if you dont expect to be walking up and down steep hills. It is an old house so the room had one small window looking out on to a courtyard which made it a little dingy but this is probably standard for old properties. The inside is modernised while trying to be sympathetic to its age.. The view from the front door step made up for the lack of city view from the room. No issues with the shared kitchen which we only used for making tea and coffee. Bed was comfortable, shower okay. Access to the room and building is by key pad which was simple enough to use once explained. I enjoyed staying in this apartment and it was nice to be opening a front door directly on to one of the ancient streets but I think it is a new business and a bit more attention to detail could make it wonderful.
− Had to phone the host at the front door to gain access so make sure you have a mobile plan, I often dont so dont like this kind of arrangement. She did arrive within 10 minutes and explained everything well and quickly. Breakfast was not as described and is now a token for a cafe near the town square. This is only 4 euro per person so just enough for coffee and a dulce. Second day the cafe was closed all day without warning so had to purchase breakfast elsewhere, third day we didnt want to take luggagge down the hill as we were checking out so we ate in the bus station shopping centre. Were told on arrival that checkout was 9.30, not 10 as advertised but as we were leaving that day made little difference. There is no shelf in the bathroom for toothbrush and soap which was a minor but annoying detail. Shelf in the shower but you dont want to keep your toothbrush there
