+ Was private and comfortable to our entire family
− There are small portable heaters everywhere but main heating system looks like they switch on at non peak times. We felt little cold on day1 but was comfortable from next day

+ Liked the location and the view from the property, the living room and it was well equipped. It had obviously had some improvements done to the accommodation recently but not to a high standard. Overall it was comfortable for an elderly (but not immobile !) party of walkers with communal dining and cooking. Loved the jigsaws that kept some of us occupied on rainy days and good availability of streaming services on the modern smart TV
− Our biggest problem was with the communications with the owners. Apart from the info in the Booking.Com email there was no house information book despite searching for one and we had to scrabble around for manuals and odd bits of information scattered around the house. Would be better all in one place as usually found in rental properties. The worst aspect of this was finding a letter, 3 days into our stay, from Perth & Kinross council water team stating that the private water supply had tested positive for E.coli and Enterococci and the water should not be drunk. The letter was dated 28 August 2026 and no-one had mentioned this to us. The letter was hidden behind the microwave. As you can imagine this caused a lot of angst and anger in the party! I managed to get hold of the council officer who had done the testing and he assured us there had been a subsequent test on 14th September that had passed and we should have been informed of this. The owner did drop the letter in to us the next day saying she had only just received this which, by implication meant she would have only known that the water had failed the tests prior to that date but did nothing to warn us. (Her husband visited us on the second day and said nothing about the water!)

+ The view from the property was STUNNING. Lovely view from dining room and lounge room with picnic tables around the front to sit outside overlooking the valley/view. Rooms were all comfortable and good sizes. There was plenty of seating in dining and lounge areas for our group of 12. 2 shower rooms, 2 toilets and 1 combined (shower/bath/toilet) worked well for our group. Large separate fridge, fridge-freezer and separate freezer were off on arrival but meant plenty of space for our needs. Kitchen was generally well appointed but could do with some new large frying pans and more cereal bowls but otherwise had us covered with several large cafetieres/french presses for coffee, huge saucepans, lots of plates/mugs/glasses etc. 2 dishwashers were very handy for our stay.
− A few areas where property was a little tired and could do with a deep/detailed clean and some fresh paint. Kitchen was generally well appointed but could do with some new large frying pans and more cereal bowls, baking/oven trays/racks and instructions for rangehood fan. We brought our own extra bin bags, toilet paper and kitchen roll which was needed. Right next to another property which was not an issue as we didnt notice them, but if they were also sitting outside enjoying the view you'd be able to hold a conversation with no divider/privacy between the outdoor areas which may not suit some.
