+ The part of the guest house where we stayed (the property is divided into two separate units) is brand new. Everything, inside and out, is in excellent condition, everything works perfectly, and it is obvious that the owners have put a lot of thought into both the comfort and the design. It has everything you need for a comfortable stay. The garden, with its beautiful tree full of birds, was especially lovely. The part of the guest house where we stayed (the property is divided into two separate units) is brand new. Everythin...
- The guest house is located on the owners' property, with an open view and direct access between the two, which some guests may find reduces their sense of privacy. There is also no proper wardrobe or even a decent clothes rail, which feels like a clear oversight. The only option provided is a small fold-down hook that can hold two or three items of clothing at most. The biggest issue, however, was the location on Google Maps - the property does not have a clear pin there. The directions provided by the owner are rather vague and confusing, with instructions such as "if you are coming from London, turn left, then right..." and so on. A much simpler solution would be just to provide the GPS coordinates together with a clear note explaining that the Google Maps location is incorrect and asking guests to use coordinates given to navigate to it directly. Locating the property turned into a half-hour treasure hunt, which I do not think many guests would enjoy. There is also no clear sign visible from the road (the sign which is installed is small), which makes matters worse, especially as the roads in this part of England are narrow, winding and have no hard shoulder. + Lovely tranquil setting. Accommodation was very well thought out and comfortable. Only stayed for 2 nights but had everything we needed.
− The directions to the property were not completely accurate and it was difficult to find the place as it was getting very dark.

+ Very well kitted out kitchen and fittings and furnishings were good quality. Good lighting throughout and plenty of plugs. Ample off road parking but on a busy road so caution needed leaving the car park area.
− WiFi was very dodgy and slow. Not sure where the repeater was but no signal at all from the bed. WiFi was not good enough for iPlayer or Netflix as kept buffering. Whilst I appreciate not much can be done about the speed the coverage needs to be looked at. Nowhere to unpack clothes . There was one fold out rack on one side of the bed - really could do with 2 on each side of the bed. Would be good to have larger signage as so easy to drive straight past.
